ACQUISITION
Creating investment vehicles to source blend/extend and/or backfill redevelopment opportunities in collaboration with relationships built over the years by Ian Harrison. The primary focus will be on well-located neighborhood retail strip centers and mixed-use properties located throughout the greater Midwest, as well as select opportunistic net lease retail, medical and industrial net lease investments.
WHO WE LOVE
Our off-market offerings are for private investors engaged in a 1031 exchange, institutional net lease buyers (REITs, LPs and DST Sponsors), family office buyers and foreign investors. Property uses are primarily focused on single-tenant industrial, retail and medical properties. However, we are very in tune with additional property types, such as self storage, office, multi-tenant industrial, neighborhood centers and power centers. The majority of net lease properties will be under long-term leases with credit-worthy and qualified tenants. Some investments will be under existing leases but most will be either a new build-to-suit or a sale-leaseback by the tenant.

In addition to sourcing, investment analysis and deal negotiation, Great Rivers has the experience and ability to carry the transaction from inception to closing and beyond. Lease review, purchase agreement draft and negotiation, third-party (survey, environmental, appraiser) engagement and, finally, arrangement of financing. Post-closing, Great Rivers can also offer asset management services, making the opportunity that much more passive to the investor With our long-standing experience with “double” net leases and extensive tenant relationships, our goal would be to give the investor that extra layer of comfort knowing their property and lease are in good hands.
