Depending on the lease type, few operating expenses fall to the investor. Well-negotiated leases provide inflation buffers by incorporating regular rent increases based on expected inflation rates. When considered against the backdrop of the tenant’s assumption of operational costs, and the leasing timeframe offsetting short-term market swings, investors are generally well-protected from income shocks.
